Malta's combination of construction dust, Sahara sand episodes, and coastal salt air creates a uniquely demanding environment for HVAC equipment. Following this schedule keeps your warranty valid and your efficiency high.
⚠️ Sahara Sand Episodes
Malta experiences 3–6 Saharan dust episodes per year, which coat outdoor units and clog filters heavily. After each major episode, visually inspect your outdoor unit coils and wash filters regardless of your scheduled maintenance cycle.
Every 3 Months
Wash Indoor Filters
Remove filters and wash in lukewarm water — never hot. Allow to fully air-dry before reinserting. Blocked filters reduce efficiency by up to 15% and cause the unit to work harder, increasing wear.
Annually
Professional Deep Clean
Full evaporator coil clean, condensate drain flush and anti-bacterial treatment, indoor unit foam clean, and outdoor coil wash. This is typically required to keep manufacturer warranties valid.

Gas Pressure Check
Refrigerant pressure test to detect micro-leaks early. A loss of refrigerant causes both reduced cooling performance and increased electricity consumption. Certified F-Gas engineer required by EU law.
Bi-Annually
Outdoor Unit Salt Rinse
For any unit within 5km of the coast (essentially all of Malta), flush outdoor fins with fresh water twice per year to remove salt crystallisation. Salt buildup restricts airflow and accelerates corrosion.

Ensure your engineer provides a signed service record. This is essential for warranty claims and adds measurable value when selling or renting your property.
